Unibra expands substantial real estate portfolio on Avenue Des Arts.

Avenue des Arts is undeniably one of the major Brussels thoroughfares crossing the heart of the European Quarter. It is a unique, almost mythical location for numerous real estate investors. In fact, the demand for high-end office space here greatly exceeds supply. Unibra Real Estate was able to significantly expand its real estate portfolio there over a relatively short period of time and currently owns three adjacent buildings with a huge potential for future, sustainable redevelopment.

Third time's the charm
Real estate developer Unibra had owned No 40 since the 1960s, which for a long time had accommodated their own headquarters. A momentous opportunity presented itself when the adjacent building, No 41, became available for sale. Early this year, they succeeded in purchasing this building. Things only really took off when they also managed to acquire No 39. A once-in-a-lifetime opportunity of which most other real estate developers can only dream.

As a result, Unibra Real Estate, as the only real estate player, now owns three adjacent buildings in the heart of this premium location. This can safely be called unprecedented in terms of exceptional office space and commercial real estate as the three buildings together represent a lettable area of over 10,000 square metres. And this in a location that is second to none.

Future redevelopment
Unibra Real Estate has firm ambitions to turn this project into their flagship. Concrete plans to redevelop the three buildings over time to meet the needs of the future are already in place. In doing so, Unibra, as a developer of high-end office complexes, also aims to play a leading role in further making the neighbourhood more sustainable. The successful operation on Avenue des Arts fits in perfectly with their long-term strategy and their vision of future-proof living and working within a top-quality and a people and environmentally friendly environment.

Substantial property value
The three properties represent a unique and permanent (rental) potential and currently house several prestigious and distinguished tenants. The ground floor of the three buildings is taken up by the iconic Filigranes bookshop, which acts like a strong visual link and makes a clear statement in the streetscape.

Unibra Real Estate is the real estate division of the Unibra Group, in turn owned by the Belgian Relecom family. The company is especially active in high-end residential projects and office buildings, with an emphasis on Belgium and the Grand Duchy of Luxembourg.
